Advanced Funding Home Mortgage is pleased to introduce a program we refer to as, "Pick Your Term Mortgage". Refinancing your mortgage on a fixed rate loan, you can pick the years of the term you desire, anywhere from eight to 30 years. (Previously you only had the options of a 10- year, 15-year, 20-year, 25-year or 30-year loan.) You can refinance up to 95% of your home’s current value with this program.

There are several instances where the Pick Your Term Mortgage program can benefit you as a homeowner:
 

  1. If you have been paying nine years on a 30-year loan, you can refinance with a better mortgage interest rate and a new loan term of 21 years, allowing you to stay on track to pay your home off in 30 years as originally planned.

  2. Next scenario may be for those who consistently pay additional principal to their monthly payments. You can decrease your interest rate by refinancing and choose a term that fits the payment you have been paying saving even more interest than your previous plan.

  3. You can customize your loan terms based on your monthly budget. You tell us how much you want to pay monthly, and we will customize a loan, with the desired loan length, in conjunction with the current interest rates to create the perfect loan for you.
